Privacy policy

The short version

• You don't need an account, and we never ask for your name, email or financial details.
• The calculators run in your browser. The numbers you enter are not sent to or stored on our servers.
• We use Google Analytics and Microsoft Clarity to understand how the site is used, so we can fix problems and improve it. Both set cookies.
• We don't show ads, and we don't sell or share your personal information for advertising.
• You can turn analytics off at any time with Cookie settings in the footer.

Google Analytics

Google Analytics 4, provided by Google LLC, tells us which pages are visited, how people arrive (for example from a search engine), roughly where they are (country and city, worked out from the IP address, which Google Analytics does not store), the type of device and browser, and how long they stay. We see these figures in aggregate; they don't identify you.

It sets the cookies _ga and _ga_*, which last up to two years and let it recognise a returning browser. We keep Google Analytics data for 14 months and have not linked it to any advertising product. Google's use of the data is described in How Google uses information from sites that use its services.

Microsoft Clarity

Microsoft Clarity, provided by Microsoft Corporation, records how visitors interact with pages — clicks, taps, scrolling and mouse movement — and turns them into heatmaps and session replays. This shows us where the calculators confuse people or break on certain devices. Clarity is set to mask text typed into form fields, so replays don't show what you entered.

It sets the cookies _clck (up to one year) and _clsk (one day), and Microsoft may set its own cookies such as MUID. See the Microsoft Privacy Statement and Clarity's cookie list.

Your choices

• Everywhere: use Cookie settings in the footer to turn analytics off or back on. The choice is saved in your browser.
• In the European Economic Area, the UK and Switzerland: neither tool loads until you press Accept.
• Global Privacy Control: if your browser sends this signal, we treat it as a request to turn analytics off.
• You can also block or delete cookies in your browser, or install the Google Analytics opt-out add-on.

The site works fully with analytics turned off.

Hosting and security

The site is hosted on Cloudflare, which processes standard request information (such as IP address, browser and the page requested) to deliver pages and protect the site from attacks. Cloudflare may set a short-lived security cookie for this. See Cloudflare's privacy policy.

Search engine tools

We use Google Search Console and Bing Webmaster Tools to see how the site appears in search results — for example which searches show our pages. They report totals from Google's and Microsoft's own search data, add nothing to our pages and set no cookies on this site.

Email

If you email us, we use your message and address only to reply, and delete them when they're no longer needed.

Children

The site is meant for adults making housing decisions and isn't directed at children under 13.
